WELCOME TO THE NEIGHBORHOOD

Looking towards the mountains, you have one neighbor to the right, whose house you only will see if you go to the very top of our land. We share the driveway, but except for one vehicle passing by on occasion you will rarely see anyone from the cabin. The large Mason property on the left, where the horse pastures begin, has been empty for many years: they keep it as an investment property. 
The few who live on neighboring streets have been very kind and helpful over the years: they love nature too!
Several are retired mountaineers and naturalists. Our most obvious neighbor is the 
Eagle River Nature Center is right next door: https://www.ernc.org! Grab a cup of Joe or tea at the Nature Center, get some hot coffee in their gift shop, and splash water on your face,  and Stroll down to the Beaver Pond on the Rodak trail -- part of the  historic Iditorod Trail -- to enjoy your morning coffee with King Fishers, River Otters, Tundra Swans, Minks, Snow Shoe Hares and Magpies as you behold one of the most awesome and beautiful views in all of Alaska!  This is an Animal Lovers Paradise! You can hike  the entire "The Crow Pass" literally right from your door to Girdwood, 23 miles! Or do the almost 3 mile Albert Loop to the River Bed (or stroll over on the short cut: less than 1 mile short to the river! 
Keep your senses alert, and you may even spot a Black bear, Brown Bear, Linx, Beaver, Coyotes, Moose, Snow Shoe Hare, Woodpeckers, Owls, etc, etc, etc! 
 

INCOME POTENTIAL 
The ERNC Rents their rustic, barebones cabins and yurts out for $75 per night. These are only accessible on foot, 3/4 of a mile - 1.5 miles down the trail, yet most nights are booked year round.
This points to the earning potential of rental cabin/s on this property, as this is a world-renowned destination for nature-loving tourists and locals alike! 

NATURALIST PROGRAMS GALORE!
And if you have children or grandchildren or are a child at heart -- like me -- you will love the free or low coast programs at the Eagle River Nature Center! 

TOWN OF EAGLE RIVER
Only 17 miles on the most gorgeous, wild-life viewing road!
